When it comes to getting your home sold quickly and at a good price, making your home attractive to the buyer is essential. Clearly, the best way to do this is to make some simple repairs that will spruce the place up a bit. Fortunately, you don’t have to spend a whole lot of money to get the typical home looking great. As all real estate is local, selling a home in Austin will vary from selling a home in Calgary, thus in addition to these five simple repairs you can make to help sell your home faster it may be wise to seek additional advice and tips from a local real estate agent.
Repair #1: Add a Fresh Layer of Paint
Repainting the interior of your home can go a long way toward giving it the facelift it needs to attract buyers. Not only will a new paint job give your home a fresh and clean look, but it also gives you the opportunity to paint the walls, trim and ceilings in the colors that are most appealing to buyers. In general, you should stick with neutral and warm colors in order to appeal to the largest audience of buyers.
Repair #2: Clean and Repair the Floors
You don’t have to rip out all of your flooring in order to appeal to buyers. Rather, make sure all of the grout and carpeting is clean throughout your home. If any grout is missing or if any carpeting is old or worn out, replace it as necessary. Cracked tile, worn out linoleum and worn out vinyl should also be replaced. In Central Austin homes and such areas where wood flooring goes for a premium, consider refinishing scratched or aged hardwood floors that have lost their luster.
Repair #3: Check Doors and Windows
The quality of your doors and windows will be important to potential buyers. Not only is this a security issue, but it is also a matter of energy-efficiency. Therefore, you should make sure all of your doors and windows are working properly. In addition, any worn out hardware and screens should be replaced or cleaned as necessary. Also, be sure to re-caulk windows and doors wherever needed.
Repair #4: Repair Major Systems
When looking at a home for sale, buyers want to be certain they will not have to deal with broken down appliances and systems. Therefore, you should make sure all appliances and systems to be included with the house are in proper working order. These include air conditioners, heating systems, plumbing, electrical systems and appliances such as the refrigerator, oven and washing machine. If any of these items are not working properly, they should be repaired or replaced.
Repair #5: Update Kitchens and Bathrooms
You don’t have to complete a total renovation of your kitchen and bathroom, but simple upgrades such as replacing hardware, faucets, light fixtures and towel racks can go a long way toward breathing new life into your kitchen or bathroom. It is also a good idea to apply fresh caulk around the backsplashes, tubs and showers.
